Florida Building Recertification & SB 4-D — What HOA & Condo Boards Need to Know

Following the 2021 Champlain Towers South collapse, Florida enacted Senate Bill 4-D, requiring milestone structural inspections for all condo and cooperative buildings three stories or more by December 31, 2024, and every 10 years thereafter. Buildings 25 years or older within three miles of a coastline face an earlier inspection deadline. Buildings that fail inspection must complete required repairs before they can be reoccupied or recertified.
